That figure covers both sides of what we do: parks we bought ourselves, and off-market parks we sourced and matched to the right investor. We count them together because the work is the same either way — finding the property, underwriting it honestly, and getting it closed. Recent work includes a closed mobile home community portfolio in Okeechobee County, Florida.
Who runs it
BKLK is led by Brent Knipp, who brings 25+ years of executive experience in real estate investment, finance and business development. For the past six years that experience has been pointed at one asset class: mobile home communities and RV parks.
That focus is deliberate. Parks are an operating business wearing a real estate costume. Lot rent, occupancy, utility infrastructure, park-owned versus tenant-owned homes, deferred maintenance, the quality of on-site management — these are the things that decide whether a park is worth buying, and they are not visible from a listing sheet. Most generalist buyers underwrite parks like apartment buildings and get it wrong in both directions.
How we underwrite
We do our own work. When an owner sends us their numbers, we rebuild them rather than accept them — separating true park expenses from personal or commingled costs, checking lot rent against what nearby parks actually charge, pricing in the capital a property genuinely needs, and testing what the income does under a buyer’s operating assumptions rather than the seller’s.
That takes a few business days, not a few minutes. It also means the number we give you is one we can defend and stand behind, which matters far more than a fast number we retrade later.

- Roughly 5 to 200+ lots or pads
- Stabilized, value-add, or genuinely distressed — including parks with vacancy, deferred maintenance, or below-market rents
- Nationwide, on-market or off-market
- Cash, conventional financing, or seller-financed structures where they make sense for both sides

For owners. You get a direct buyer, no listing agreement, no broker commission coming out of your proceeds, and a closing timeline built around your situation rather than a marketing calendar. If we are not the right buyer for your park, we will tell you that too.
For investors. We maintain a private buyer list and send off-market parks to the people whose stated criteria they actually match — with the numbers already run. No mass blasts, no deals sent to five hundred people at once.
